Thermal Imaging Inspection (Infrared)

Infrared (infrared) is a relatively new, high-end, non-invasive technique that allows the inspector to reveal hidden anomalies about buildings or homes which can’t be revealed by traditional inspection methods. A thermal imaging camera can show a thermographer valuable temperature differences.  These differences could be sources of leaks or gaps in a wall or other building material, which would be very difficult if not impossible to detect using other techniques. Thermal imaging inspections can be extremely beneficial to property owners who want to maintain safe living conditions and to contractors who want to find problems before they become huge safety concerns. 

Use of Infrared thermography

Infrared thermography can be used in the inspection of the interior as well as the exterior of buildings and homes. Although this technology does have many applications in the inspection field, some of the more common uses are for: 

  • Detecting electrical hot spots from circuit overload and loose wires
  • Detecting moisture intrusion on walls, ceilings, and floors.
  • Identifying air gaps in walls, HVAC ducting, and around windows.
  • Identifying insulation deficiencies; for example: where insulation had slipped down inside the wall creating a cold spot on a ceiling and mixing with the warm humid air inside creating condensation, mildew, or even mold.
