The Unique Challenges of Multi-Unit Properties

When you purchase a single-family home, you are responsible for one roof, one HVAC system, one electrical panel, and one family. When you transition into the multi-family space, everything multiplies. A quadplex means four water heaters, four electrical panels, four kitchens, and four sets of plumbing fixtures. If one system fails, it can cause a cascading effect that damages other units, disrupts the lives of multiple tenants, and results in significant financial loss.

Furthermore, multi-family properties often experience a higher rate of wear and tear. Tenants do not always treat rental properties with the same level of care as an owner-occupant would. Small issues like a slow plumbing leak under a sink or a malfunctioning exhaust fan in a bathroom can easily go unreported for months or even years. By the time the property owner discovers the issue, a minor repair has evolved into a major structural problem or a severe mold infestation.

Property Inspection

Evaluation of Shared Systems

Our inspectors pay very close attention to these shared components because their failure can impact all tenants simultaneously:

-Centralized HVAC Systems
-Main Water Supply and Sewer Lines
-Roofing and Structural Elements
-Common Areas

After assessing the exterior and the shared systems, our inspectors move into the individual living spaces. We highly recommend inspecting every single unit in the building rather than just relying on a random sampling.

Our Multi-Family / Condo Inspection Process

1. Shared and Centralized Systems

Inspectors evaluate the major components that serve the entire building. This includes testing centralized boiler systems or commercial rooftop HVAC units, inspecting main water supply lines, and assessing shared sewer stacks for potential drainage issues.

2. Individual Living Units

A proper inspection involves entering every single apartment to assess the specific living conditions. The inspector will check the functionality of individual plumbing fixtures, test electrical outlets for proper grounding, verify that provided appliances work, and look for hidden water damage or cosmetic neglect.

3. Exterior Envelope and Grounds

This covers the building’s outer defenses and surrounding property. Inspectors examine the siding, windows, and doors, while also heavily scrutinizing the landscaping grading to ensure water drains away from the foundation. Walkways, parking lots, and shared balconies are also checked for safety hazards.

4. Roofing and Structural Integrity

Protecting the investment starts at the top and the bottom. The inspection includes a thorough assessment of the roofing materials, flashing, and attic ventilation, as well as an evaluation of the basement or crawlspace to look for foundation cracks, bowing walls, or compromised structural framing.

5. Life Safety and Security Features

Multi-family buildings carry strict safety liabilities. The inspector will verify the presence and basic operation of critical safety components, including smoke detectors, carbon monoxide alarms, properly functioning egress windows for emergency escapes, and secure handrails in all common stairwells and hallways.

Frequently Asked Questions

Do you need to inspect every single unit in an apartment building?
We strongly recommend inspecting every unit rather than a random sample. Tenants do not always report maintenance issues, and one unit could be harboring hidden water damage or safety hazards that the others do not have. Inspecting every space gives you a complete picture of your investment.

How do you handle inspecting units that are currently occupied by tenants?
We are highly respectful of tenant privacy and property. The current owner or property manager is responsible for providing tenants with the legally required 24 to 48 hour notice prior to our arrival. Our inspectors move efficiently and professionally through occupied spaces to minimize disruption.

How long does a multi-family property inspection take?
The timeline depends heavily on the size, age, and condition of the building. A standard duplex might take three to four hours to inspect thoroughly. A larger fourplex or an eight-unit apartment building could take an entire day, or we may deploy multiple inspectors to complete the job efficiently.
