Frequently Asked Questions

How far will you travel for a home inspection?

Panoptic Inspections is located in the heart of Iowa, halfway between Des Moines and Cedar Rapids. We will travel anywhere within 80 miles, however, we may assess a travel fee for any inspections outside of this diameter.

What is included in a home inspection?

Our home inspections include a comprehensive evaluation of the property’s major systems and components. This includes an examination of the structure, roof, foundation, walls, attic, insulation, and basement. We also inspect the electrical system, plumbing, heating, ventilation, air conditioning (HVAC), and interior features such as doors, windows, and floors. Additionally, we assess the exterior features like the siding, gutters, and drainage. Our goal is to identify any existing or potential issues, providing you with a detailed report to help you make informed decisions.

What is radon?

Radon is a colorless and odorless radioactive gas that forms naturally from the decay of uranium found in soil, rock, and water. It can enter homes through cracks in the foundation, gaps around pipes, and other openings. Although you can’t see or smell radon, prolonged exposure to high levels can increase the risk of lung cancer. Since radon levels can vary greatly between homes, testing is essential to determine if radon is present in your home and if any action is needed to reduce it.

What is the difference between complete and limited mold inspections?

A complete mold inspection involves a thorough assessment of the entire property, including air and surface sampling, moisture readings, and a detailed report. A limited mold inspection, on the other hand, focuses only on specific areas of concern, like visible mold or known water damage, and may not include the comprehensive testing of a full inspection.

How does the Homewatch service work?

Homewatch service involves regular inspections of your property while you’re away, ensuring everything remains in good condition. This service includes checking for signs of damage, ensuring systems like HVAC and plumbing are functioning properly, and securing the property. It’s ideal for seasonal residents or those who travel frequently, providing peace of mind that your home is being looked after even when you’re not there.

If I have a septic system that is getting an inspection from the county, do I need a sewer inspection?

Yes, even if your septic system is being inspected by the county, it’s still advisable to get a sewer inspection. The county inspection typically focuses on the septic system itself, while a sewer inspection examines the sewer lines connecting your home to the septic system. This inspection can identify potential issues like blockages, root intrusions, or pipe damage that could affect the overall performance of your septic system. Ensuring both the septic system and sewer lines are in good condition provides a more comprehensive assessment of your property’s wastewater management.
